How much do removals cost? It depends on the size of your home, the distance, access and whether you add packing — but this guide gives realistic 2026 price ranges and explains exactly what drives the figure.

Removal costs by property size

As a 2026 guide: a one-bed move is typically £300–£700, a two-bed averages around £830, a three-bed runs £1,200–£1,600, and four-plus bedrooms or long-distance moves start at £1,500 and climb from there. London moves trend to the upper end.

What affects the price

Volume, access (stairs, lifts, long carries), parking, packing, crew size and your moving date all move the price. A top-floor flat with no lift and a parking suspension costs more than a ground-floor move with a driveway.

Man and van vs full removals

For small flats and single items, a man and van charged hourly (£40–£90) is cheaper. For two-bedroom homes and up, a full removal is usually better value and far less stressful.

Getting the best price
